ADLs Of Being A Successful Realtor

As a realtor there’s undoubtedly about a million different things you could be doing to fill your work days and most if it comes with the territory. Updating listings, contacting clients, getting homes ready for showings, and preparing for open houses are all part of the day-to-day grind of real estate; however, there are a few things you should be doing daily.

The big stuff is probably what makes your sales go through, but the little things are what helps keep your sanity. Here’s a list of a few activities of daily living as part of being a successful realtor.

1. Prioritize Your Clients

Naturally, your clients are your top priority, but one of your daily tasks should be to prioritize the ones you’re currently working with. Instead of juggling back and forth among individual client needs as they come, make a list of client needs in order of importance and timeliness and pick away at them throughout the day.

2. Make Some Lists

Speaking of making lists… Start making lists! Create a checklist for each of your various activities and file them for easy access. Everything from open houses, sales, property research, and even client vetting should be maintained on a list and filed with each client or property. This will make your life easier by eliminating running around to take care of minor details you may have forgotten during your busy day.

3. Do Property Research

Property research is likely one of the most time consuming, yet necessary parts of your job. Your clients will have questions, and you need to have answers at the ready. Do your property research (and record it on your property-specific list!) in order to be able to answer questions when they arise. Record everything from room dimensions to property size and year of construction.

4. Coordinate Home Inspections

Whether you’re at the inspection stage of a sale or not, its important to get an early jump on home inspections. Even doing some of the work yourself may save you some time and headaches further down the road. Give new listings a once over yourself and get a certified home inspector involved early in order to knock out any issues before the listing hits the closing date.

5. Get Ready to Close

After all, as a realtor, you should always be closing! Get all of your closing duties taken care of if you have any pending sales to save some time and stress as deadlines approach. Make sure your contracts are up-to-date and current and any changes that need to be made to pending contracts are authorized and signed for as soon as possible.

6. Research the Mortgage Market

As interest rates have been rising, the mortgage market has been changing weekly if not daily, so spend a few minutes researching the current trends in mortgages. This includes knowing the current interest rates, knowing what terms and payments look like at a given interest rate and principal, and knowing where you can send clients for a mortgage which is where Tidewater Mortgage Services, Inc. comes in.
