Choosing an Agent: What You Need To Know

Real estate is a highly competitive market for a buyer or seller which means that choosing a real estate agent can seem like an impossible task.  With so many agents in a crowded marketplace, how do you know which agent will serve you the best?

Making the right choice for your real estate representation isn’t something to take lightly, so we’ve put together a few helpful tips for choosing an agent and what you need to know.

Experience

Perhaps the biggest factor that will affect your decision to hire an agent will be their experience in the real estate market.  While some less experienced agents can often be good fits in smaller markets, it’s probably best to stick with an agent or at least an agency that has been in your area for a good while.

Experienced agents know their local markets, understand the subtle nuances of their marketplace, and can help guide you towards homes that otherwise might be out of reach.  Local agents who know their own turf also have strong negotiating power and can often help you find the best deal on a new home even if it seems like a little bit of a stretch.  Finally, experienced agents can help you find a home that will fit into your budget by knowing exactly where to look.

Representation and Customer Service

You’ll likely choose your agent more on their ability to communicate with you early in the process and by their customer service skills more than anything.  An attentive, thoughtful, and client-focused agent will give you a definitive feeling of confidence that they will represent you to the best of their ability.

Not only is your agent also your representative in the marketplace, but they should be excellent with customer service.  Throughout the homebuying process, there will be a handful of things you’ll need to navigate.  Offers, contracts, financing, and other financial considerations mean that your agent should be well-versed in the entire home-buying process.  That said, they should be your go-to customer service resource to make your buying decision as painless as possible.

Real Estate Specification

If you’ve ever seen an agent’s billboard along the road, it should come as no surprise that many agents specialize in certain niche markets of real estate.  Some agents are bulldogs when it comes to luxury properties while others prefer the volume and simplicity of smaller homes for new homeowners.  Others, of course, specialize only in commercial property and some will focus on certain areas of a city or town.

What this means to you as a buyer is that selecting an agent that can help you find the home you need where you want to live is essential.  Make sure you’re choosing an agent that has a track record of helping close homes in your price range, your preferred neighborhoods, and has experience with you as a buyer type.  Don’t settle for the first agent to take or return your call, make sure you chose the one who has the experience you need.

Financing

Agents should be able to help you navigate even the most challenging parts of a real estate transaction, and their expertise shouldn’t stop at helping you find the right home.

The best agents are those who can help see you through to the very end whether that means sitting at the closing table or helping you find the right lender for your mortgage.  No matter what, your agent needs to have the skills to help you get through all areas of your home purchase, and you should choose one with experience from showing to closing.
